It is literally just that: Another visit through the home you just purchased.
I usually work 2 to 3 of these into a deal for my clients, one for a first visit, and the second for a final walk through a few days before closing. And a third if it’s a long closing. Lets just focus on the first one for now… I’ll go over the final walk-through in another post.
It’s generally an hour-long visit, to give you time to look at the details of the home:
- What colour is the kitchen counter?
- Do you need to repaint the bathroom?
- Does your couch fit in the living room?
- Which wall will you mount your TV on?
- Do you need to replace the carpet before you move in?etc. etc.
It’s also a great time to measure rooms and windows if you want.

What it’s not:
- It’s not a home inspection. Don’t bring an inspector unless you have previous permission from the seller or their agent.
- It’s not an appointment for contractors. Don’t bring contractors to get quotes unless you have prior permission from the seller or their agent.
- It’s not a viewing for your extended family, unless you have permission.
It’s not to say that none of these things can happen, you just need the sellers to okay it first, because technically the only people who should be there are the buyers and the buyer’s agent.
I like to think that it’s the ideal time for you to think about how you’re going to set up the home when you move in.
